Why Quad Cities concrete grays out

Concrete is porous, and around here it takes on everything. Winter road salt and de-icer soak in and leave a chalky white bloom. Tires drag in oil and hot rubber. Organic growth settles into the pores on the shaded side of the house and turns the slab a flat grey-green that people mistake for the concrete's natural color until they see a clean strip next to it.

The freeze-thaw cycle here makes this more than an appearance issue. Dirt and organic growth hold moisture in the surface. Water in the pores expands when it freezes, and repeated cycles cause the surface to flake and spall. A driveway that is kept clean, and sealed after cleaning, holds up considerably longer.

Surface cleaner, not a wand

The single biggest difference between a professional concrete clean and a rented pressure washer is the tool. A wand cleans in a narrow arc, which is exactly how you get the zebra striping you see on half the driveways in the neighborhood — every pass overlaps unevenly and the pattern is permanent until the whole slab is redone.

A rotary surface cleaner covers a wide circle at a constant distance and pressure, so the whole slab lifts at the same rate and the finish is uniform. We use the wand only where it belongs: edges, expansion joints, corners and the strip along the grass where a surface cleaner cannot reach. That strip is the part most people leave dirty, and it is the part that makes a driveway look half-done.

What comes out, and what does not

  • Comes out reliably: general grime, salt bloom, algae and mildew, mud, leaf tannin staining, most tire marks.
  • Usually improves a lot: older oil spots, rust from patio furniture, barbecue grease, sap.
  • Often permanent: deep oil that has soaked through, rebar rust bleeding from inside the slab, paint, spalled or previously acid-burned surfaces.

Sealing

Cleaning opens the pores back up, which is the right moment to seal. A sealed slab sheds salt and oil instead of drinking them, and the next cleaning is easier. We can quote sealing along with the cleaning; it needs a dry window of a couple of days, so we schedule it around the weather rather than rushing it.

Concrete Cleaning questions we get

Will you leave stripes on my driveway?
No. Striping comes from cleaning a slab with a wand. We use a rotary surface cleaner across the open concrete so pressure and dwell are constant, and use the wand only for edges and joints.
Can you get oil stains out?
Sometimes fully, usually partly. Fresh oil on sealed concrete often lifts completely. Old oil that has soaked into bare concrete generally lightens rather than disappears. We look at the stain and tell you honestly which one you have before quoting.
Do you clean the edges along the grass?
Yes, by hand. That strip is what separates a finished driveway from one that just had the middle done.
Should I seal the concrete after cleaning?
It is worth it here because of salt and freeze-thaw. Sealing right after cleaning gives the best result, and it makes the next cleaning easier. Ask for it in the quote and we will schedule it around a dry stretch.
